Interspersed throughout the Multi-Let section are lots of snapshots from people who have completed the Multi-Let Cashflow System one day property training event. “I started my Rent to Rent journey in November 2013 after I watched Francis and Emily’s webinar, and then attended his course. I am a full time Mum and looking for a way to earn income whilst also doing the school run. Rent to Rent seemed like the perfect option for me and to be honest at first even seemed too good to be true! After meeting Francis though, I gained the belief that it was possible and sprung straight into action!
My primary aim was to make the strategy work as close to my home as possible, and concentrate mainly in the Haringey area of North London. Fairly soon after my training I secured a property with £500+ cashflow and have another 2 on the same road I am currently negotiating for. One of these deals will cashflow £1,300 a month. It is all very exciting!
My plan for the future is to secure at least another 5 properties and a net cash flow of £5,000 per month. Looking at the bigger picture, my aim is to start buying multi-lets, which now seems very achievable. Thank you to Francis, Emily and the MLCS team, I am happier than I have ever been and no longer worry about my financial future. On a scale of happiness, I am currently at 8 with 10 in sight! Thank you for opening my eyes to all the opportunities available.

I started off with Rent to Rent as I had no money and it worked well for me and created good cashflow. As I was then seen to be active in the industry, I was offered £100k by an investor and started sourcing and buying HMO’s. Because I was able to find good deals, more people offered me more money and it’s gone from there. The MLCS training with Francis and Emily was invaluable for me as I really got to understand the business principles of running and managing Multi-Lets. Francis has sent many local people my way for help and they too are now getting some great results.
Recently I’ve had someone come to me asking for help in West London and it looks like we shall do a joint venture where I’ll give him the knowledge, the business support of dealing with agents and how to run HMOs etc and in return he’s going to do all the leg-work with the day to day management. This is very new so let’s see how it goes. I would say that even if you don’t do actual Rent to Rent, the training is essential for how to efficiently run a HMO. Highly recommended. Happiness scale out 10 would be a 9! (Always room for improvement! Ha Ha)

“My area is Cambridge and I started on the 13th May 2013.
I have two big reasons; I lost a lot of money trying to invest in properties in Latvia and was feeling very down about this for about 5 years. I couldn’t forgive myself etc…Then in 2012 I received awful news, I was diagnosed with skin cancer. That was a huge shock at first but I quickly turned it into a motivation to do something! First because I wanted to stand up and to prove to myself that I can be successful, but my even bigger reason was my son. I knew I had to do something to make him feel safe and secure for the future.
So I jumped in, took action and booked onto the MLCS course with Francis and Emily. I have now set up two Rent to Rent two properties that have a current net cash flow per month of £1,000.
My big Plan is to secure another 4 Multi-lets by the end of the year to take the portfolio up to 6 properties. With my other commitments it will be a tough goal to accomplish but I am determined. Happiness scale; seven out of ten but it will be ten by the end of the year!”

“I did the MLCS training and I got started in 2013. It was 10am on 1st July to be exact lol. My big reason … I love my freedom and didn’t want to be tied down to a 9-5 job! I wanted to find my real passion in life and have the time and money to do that instead 🙂
My current net cashflow is just over £4k per month, and I have big plans to make my new company, Kendall Bailey, the best boutique lettings agency in the North. I am structuring my business so that it is 90% hands free (pretty much done!), I want to build a portfolio of purchases (already started!) and follow my true passion, which is inspiring and motivating other entrepreneurs!! “I’m an investor based in Leicester and first got into property back in 2003 when I bought my first buy to let property. I dabbled a bit here and there and went on to acquire a couple more but never really got anywhere with it. I tried lease options and deal packaging but they really weren’t for me. In March 2013 I heard about the Francis Dolley course the Multi Let Cashflow System and decided to take the plunge and go on the course. 6 weeks later I acquired my first rent to rent property and since then I have gone on to take on another 6 properties, so 7 in total in the portfolio and building. “I was already a full-time property Investor in South London, specializing in Multi-Lets and Buy To Lets when I attended Francis and Emily’s event on June 1st 2013. I then spent June and July getting my systems ready, dealing with all set up tasks and laying the foundations. I got started officially with my first two properties in August.
I had the desire to accelerate my growth in property and found Rent to Rent to be an incredible way to maximize Cash-flow with such small amounts of cash input, and with the profit being anything between £600 and £1,000, I feel it is a no brainer.
I am really enjoying this new lifestyle very much. This strategy has boosted my cash-flow big-time to a net income of £5,000 per month! “I attended the MLCS course in deepest but not darkest, Somerset. I acquired my first property soon after the course and now have 7 in my portfolio. My net cash flow is currently just over £4,000 per month. I aim to increase the portfolio to a total of 20 over the next 18 months. Some of the properties had just been refurbished so when I took them on, they still had that lovely smell of fresh paint! Our other properties have come from agents with distressed landlords!
Prior to attending the MLCS course, I was working for a multi-national company as a Project Manager. My customers are household names including Kellogg, Cadbury and IKEA. I still work for this company but the speed that my Rent to Rent business is growing means I will be able to replace my salary – I plan to clear some personal debt and recoup my initial investment into the business before I quit the day job, which will be very soon.
If you were to ask me where I am on the ‘happiness’ scale, it has to be a 10 out of 10! This is a fantastic business. I get great support from the MCLS team and the Facebook group and everyone spurs everyone on so it feels like a family. It is a brilliant course with a very informative manual you can review regularly after the training. There are also oodles of documents you can use which mean we didn’t need to reinvent the wheel I would really recommend and strongly urge you to join the training programme.
